Broadway Shopping Centre is Bexleyheath’s premier retail destination, offering more than 60 stores, a variety of dining options, and 1,200 car parking spaces. Following an extensive refurbishment in 2007, the centre was enhanced with new skylights that brought natural light into the mall. IBOS was integrated in 2023 across the building’s core infrastructure, including Smoke Extract Fans, tenant and landlord cooling towers, Air Handling Units (AHUs), chillers and boilers, central plant, and the Building Management System (BMS), supporting ongoing operational improvements and significant efficiency savings.

Insights

Our analysis highlighted several opportunities to improve operational efficiency. We identified equipment running outside scheduled hours, inconsistencies in setpoints, and fault conditions affecting AHU units and cooling systems. These findings provide a clear pathway for optimisation and more reliable system performance.
